Learn moreBefore The Machines
A demolition quote written without a survey is a guess. Anything built before 1990 can hold asbestos in the flooring, the pipe wrap, the texture coat and the roof felt, and many jurisdictions require the inspection before a permit is issued at all.
We book the survey first, price the asbestos removal as its own line, and only then quote the takedown. That is why our number rarely moves once work starts.
Where the survey comes back clean, the job goes straight to house demolition and the saving is yours. Where it does not, you see the abatement cost before you commit, alongside the demolition permit timeline for your municipality.
How A Job Runs
We walk the structure, check access and book the asbestos survey.
Structure, abatement, disposal and permit, each on its own line.
We file the permit and get gas, electricity and water disconnected.
Machines in, material sorted for reuse, lot left clean and graded.
What It Costs
Two houses of the same square footage can differ by twenty thousand dollars, and the reason is almost always what a machine can reach. A detached lot with rear-lane access is quick. A semi with a shared wall needs hand demolition, shoring and hoarding, and the hours climb.
Figures shown are example ranges and pricing depends on the survey, the disposal weights and the municipality. We put the assumptions in writing so you can compare quotes properly, and we break out the demolition cost by structure, abatement, disposal and permit rather than giving one number.
Foundation removal and site clearing are priced separately because not every project needs them, and slab removal often is not required when a rebuild is planned.
Straight Answers
The five we are asked on almost every first call.
They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.
Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.
The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.
Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
