Kitchens And Hoods

Hartford restaurant demolition, hoods and walk-ins out

Commercial kitchens stripped out: line equipment, walk-in coolers, vented hoods, grease ducting and the floor beneath it all. Refrigeration and grease are handled under their own rules, not thrown in a bin.

Two Regulated Materials

Restaurant demolition: refrigeration and grease have their own rules

A restaurant strip-out contains two materials that cannot simply be skipped. Refrigeration equipment in walk-ins and on the line must be recovered by a certified technician before the unit is cut, and the recovery documented.

Grease in ducting and the hood run is a fire load and a contaminated waste stream with its own disposal route. Both are small line items that carry disproportionate fines when ignored, and both are routinely missing from the cheapest quote.

We book the refrigeration recovery before the crew mobilises and manifest the grease waste properly. Duct penetrations through the roof or slab are closed under core drilling and sawing, quarry tile and its bed lift under floor removal, and the rest of the unit runs as ordinary commercial demolition.

How It Runs

Four stages, priced before stage two

  1. Refrigeration recovery

Certified technician, recovery documented before cutting.

  2. Isolate services

Gas, water and power capped by licensed trades.

  3. Strip the line

Equipment, hoods, ducting and walk-ins removed.

  4. Floor and penetrations

Tile lifted, roof and slab openings made good.

Under The Quarry Tile

Kitchen floor build-up is thicker than it looks

A commercial kitchen floor is rarely one layer. Quarry tile over a thick mortar bed over a waterproof membrane over the structural slab is common, and stripping it back is slow, heavy work that generates far more waste than the floor area suggests.

Below it there are usually floor drains and grease interceptors that have to be capped or removed depending on what comes next. This is the part of a restaurant strip-out that most often runs over, so we core a test area during the survey and price from what is actually there rather than from an assumption.

Heavy build-up removal runs into slab removal territory where the bed is thick, waste leaves under disposal and recycling with weights recorded, and older premises settle asbestos removal before the floor is touched.

Straight Answers

Hartford restaurant demolition questions, answered

A certified technician, before anything is cut, with the recovery documented. It is not optional and the fines for venting are substantial.
Removed and disposed of as contaminated waste through the proper route, with the roof or wall penetration made good the same visit.
Usually bigger than expected. Quarry tile on a thick mortar bed over membrane generates far more waste than the floor area suggests, so we core a test area first.
Sometimes, if it comes out carefully and the panels are sound. That takes longer than cutting it up, so it is worth doing only when the unit has real resale value.
Pumped and either capped or removed depending on the incoming tenant. Leaving a full one in place is a problem you hand to the next operator.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.

Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.

The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.

Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
