A cleared lot is not automatically a buildable one, and the difference is worth agreeing before the machine arrives. Foundations can be taken to a depth that suits a garden or a depth that suits a new foundation, and the void can be backfilled with imported stone or with the old concrete crushed on site.
Those choices change both the price and what your builder inherits, and they are much cheaper to make now than to correct later. We put the finished level in writing. Foundations come out under foundation removal, material is processed under concrete crushing, and levels are set under grading and backfill.
