Reusing a foundation saves more than removal costs

Before pricing removal, it is worth asking whether the existing foundation can stay. A sound basement in the right footprint saves the breaking, the haulage, the fill and the compaction testing, which together are a large share of a residential demolition bill.

Your structural engineer decides that, not us, and the answer depends on the condition, the footprint and what the new design puts on it. Where it stays, the takedown stops at the slab and the house demolition scope shrinks.

Where it goes, it goes properly: walls broken, footings pulled, reinforcement separated for recycling under foundation breaking, and the void closed under grading and backfill rather than filled with whatever is on site.

What Goes Back In

The backfill spec decides if the lot is buildable

Filling a basement void with site spoil and levelling it off looks finished and is not. Ground that will carry a structure needs clean, suitable material placed in controlled lifts and compacted, with results your engineer can accept.

Anything less and the next contractor digs it out again at your expense, which is a conversation nobody enjoys having twice. We state the fill type, the lift depth and the testing in the quote, and where imported material is needed it appears as its own line rather than hiding in a lump sum.

Broken concrete is often crushed and reused on site under concrete crushing, which cuts both the haulage and the import cost. What leaves is weighed under disposal and recycling, and the whole scope sits within residential demolition.
