The Void

The void is full of somebody else s services

A ceiling void is where a building hides everything it does not want seen, and rarely only your share of it. Sprinkler pipework, fire detection, data, ducting, lighting circuits and drainage from the floor above all run through it, and in a multi-tenant building a good proportion belongs to neighbours who will notice immediately if it stops.

Fire detection is the one that causes trouble most often, because dropping a grid without isolating the system means an alarm and an evacuation that is remembered longer than the job. We survey the void, agree isolations in writing with the building manager, and sequence around what must stay live.

Anything that has to move is priced visibly. Panels and grid leave under disposal and recycling, and the surrounding work runs as strip-out within interior demolition.

Ceiling tiles and the board behind soffits are on the list of materials that commonly contain asbestos in buildings put up before the mid nineties, along with the textured coating that so often sits on top of a plasterboard ceiling.

None of that is visible from a ladder. The survey settles it before the work is priced, which matters because discovering it halfway through stops the job, empties the floor and costs far more than checking would have. Where the survey is clear the ceiling comes down as ordinary work; where it is not, the panels are removed under asbestos removal with clearance certificates before anything else proceeds.

Textured coatings and old linings follow the same route through abatement, and the rest of the room is handled under wall removal.
