Floors And Suites

Hartford office demolition, slab to deck

Partitions, ceiling grid, raised floors, cabling and finishes taken back to structure. Lift bookings, alarm isolation and the tenants above and below drive the sequence more than the demolition does.

The Cabling Problem

Office demolition: abandoned cabling weighs more than expected

Twenty years of tenancies leave a ceiling void full of dead data and power cable that nobody is willing to declare abandoned. It is heavy, slow to strip, and codes in many jurisdictions now require its removal rather than leaving it in place.

That is real tonnage and real hours, and it is the item most often missing from a cheap quote. We survey the void before pricing and separate live from abandoned in writing, so the number holds. Copper recovered has scrap value and it goes back to you as a credit rather than quietly into our margin.

Grid and tile come out under ceiling and soffit, raised floor panels and screed under floor removal, and the full suite runs as an strip out where the whole floor is going.

How It Runs

Four stages, priced before stage two

  1. Survey the void

Live and abandoned services separated in writing.

  2. Book the building

Lifts, docks, alarm isolation and out of hours access.

  3. Strip to structure

Partitions, ceilings, floors and cabling removed.

  4. Cap and hand back

Services capped and labelled, slab and deck swept.

Living Above And Below

The tenants above and below set the hours

A floor strip in a multi-tenant tower is a noise and vibration problem before it is a demolition one. Core drilling at ten in the morning will produce complaints from two floors away, and the building manager will stop the work rather than argue with a paying tenant.

Getting this right means agreeing noisy windows in advance, monitoring where the building requires it, and moving percussive work out of hours by design rather than after a warning. It costs more per hour and far less overall than being shut down twice.

Any structural opening follows load bearing wall removal with designed shoring, cutting is done with core drilling and sawing to keep vibration low, and pre-1990 ceiling and floor materials settle under asbestos removal first.

Straight Answers

Hartford office demolition questions, answered

In many jurisdictions yes, and it is heavy. It is also the item most often left out of a low quote, so check whether yours includes it before comparing prices.
Quiet work yes, percussive and coring no. Those move out of hours by agreement rather than by complaint, which is cheaper than being shut down.
Panels lift quickly, the pedestals and adhesive take longer. Whether it comes out at all depends on the incoming fit-out, so it is quoted as its own option.
The building, formally, with the impairment logged and restored the same day. Never taped over by the crew.
On a large floor, yes. Recovered copper is weighed and credited back to you rather than absorbed into the contractor margin.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.

Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.

The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.

Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
