Walls And Openings

Hartford wall removal, checked before it is cut

Stud partitions, block walls and openings formed in existing walls. Every wall is checked for load before it is touched, and anything carrying weight gets temporary support and an engineer rather than optimism.

Load First

Every wall is checked for load first

The only expensive mistake in wall removal is assuming a wall is not doing anything. Studwork can be carrying a floor above, a block wall can be the only thing bracing a long span, and neither announces itself from the room side.

We check from above and below, look at joist direction, and where there is any doubt an engineer looks before anything is cut. If the wall is structural that is not a problem, it is a different job: temporary support in first, a beam or lintel sized properly, and the load transferred in a controlled sequence.

That work is priced under load-bearing wall removal with shoring and support as its own line. Non-structural walls come out as part of an ordinary strip-out.

How It Runs

Four stages, priced before stage two

  1. Check the load

Joist direction, structure above and below.

  2. Isolate services

Anything running in the wall traced and capped.

  3. Take it out

Cut down in sections with dust contained.

  4. Make good

Edges squared, floor and ceiling left ready.

Inside The Wall

What is hidden inside costs the time

The wall itself is quick. What is inside it is what makes the day long. Cables, pipework, ducting, drainage and sometimes a structural post all live in walls that look like plain studwork from the room, and none of it is on a drawing in most buildings.

That is why a fixed price for wall removal without a survey is a guess dressed up as a quote. We open an inspection point where we can, check what is running through, and price the diversions as visible lines rather than absorbing them and hoping.

Where the wall predates the mid nineties, textured coating and lining board are surveyed under asbestos removal before anything is broken. Rubble leaves under debris hauling, and the wider works sit under interior demolition.

Hartford wall removal questions, answered

Joist direction, what sits above it and what it lines up with on the floor below. Where there is doubt an engineer looks. We would rather spend an hour checking than transfer a load by accident.
Yes, and it is often the better answer. An opening with a properly sized lintel keeps the bracing and costs less than taking the whole wall and replacing it with a beam.
They are traced and capped before the wall is touched, and any diversion is priced as its own line so you can see it rather than find it in a variation later.
Contained ones are manageable. We seal the room, protect floors and run extraction. Block and plaster make more than studwork, and we say which you have before starting.
We square the edges and leave floor and ceiling ready for the finishing trade. Plastering and decoration are a separate trade and we will say so rather than imply otherwise.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.

Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.

The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.

Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
