How We Work
Working in an occupied building is a dust and noise problem before it is a demolition problem. Sealed containment, extraction that keeps the work area at negative pressure and noisy work moved to agreed hours are what stop a strip-out becoming everyone else in the building s problem.
The part most often missed is the ceiling void, which usually carries somebody else s services and almost always carries the fire detection. Isolating that in writing before the first tile comes out avoids the alarm and the evacuation.

Local Detail
In anything built before the mid nineties the survey comes before the price rather than after it. Floor tile and the black adhesive under it, textured ceiling coatings, insulating board behind soffits and pipe lagging are all common, and none of them can be identified by looking.
Finding it halfway through stops the job and empties the floor, which costs far more than checking would have. Surveys frequently come back with much less than feared, and clearing three locations is a very different job from stripping a building.
Clearance runs under asbestos removal, floors lift under floor removal, and the scope sits under interior demolition.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.
Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.
