The raised floor hides the real scope

An office floor plate looks simple until the access floor comes up. Underneath sit years of accumulated data cabling, power distribution, small power boxes and occasionally the remains of three previous tenancies that nobody ever removed.

Abandoned cable has to come out rather than be left, and the volume routinely surprises people who priced the job from the room rather than from under the floor. We lift a sample of panels at survey and price from what is actually there.

Pedestals and panels themselves are worth recovering where the system is a current one, because a complete raised floor has resale value that the same material as waste does not, and that is handled under deconstruction and salvage. Ceilings come down under ceiling and soffit and the rest under strip-out.

The make-good clause decides how far you go

Two identical office floors can need completely different scopes depending on one paragraph in the lease. Base build with services capped at the riser is a very different job from reinstating the original partition layout, which is different again from simply removing your signage and loose furniture.

Tenants regularly price the job they imagine and are then held to the clause at inspection, and the gap between the two is found at the worst possible moment. We ask for the wording before quoting, say plainly where it is ambiguous, and put our reading of it in writing so you can settle any disagreement with the landlord while there is still time to.

Where reinstatement is required rather than removal, the structural elements run through selective demolition, waste leaves under debris hauling, and the scope sits inside tenant improvement.
