Gas, electricity and water each need a formal disconnection before a municipality will release the permit, and those requests run on their own timelines. We file them the week we are engaged so the waiting happens in parallel rather than one after another.

Meanwhile the asbestos survey is booked, because anything built before 1990 can hold it in flooring, pipe wrap and texture coat. By the time the permit lands, asbestos removal is either done or ruled out, and the machine work on a detached house demolition runs two to four days.

Foundation work is quoted separately, because a rebuild often keeps the existing foundation removal off the scope entirely.
