Unit Interiors
Condo interiors stripped for renovation, working inside the board rules, the elevator booking system and the tolerance of the neighbours on either side and above.
The Board Comes First
In a condominium the municipality is rarely the obstacle. The board is. Most corporations require drawings, contractor insurance certificates naming them, a deposit against common element damage and an approved schedule before a single tool arrives, and some restrict work to a few hours a day.
Owners often engage a contractor and then discover the approval takes six weeks. We ask what the corporation requires at the first call, prepare the package, and build the programme around the hours you are actually allowed rather than the ones you hoped for.
Elevator protection and booked service lifts are part of that. Any wall touching structure needs load bearing wall removal engineering and board sign-off, kitchens and bathrooms follow kitchen and bath strip-out, and older buildings settle asbestos removal before any of it.
How It Runs
Board requirements, insurance, deposit and hours.
Drawings, certificates and schedule submitted.
Elevator, corridor and lobby protection installed.
Work in permitted hours, waste out on booked lifts.
Noise Travels
A concrete frame transmits impact noise remarkably well, and residents four floors away will hear a chipping hammer clearly enough to complain. In a condominium that matters more than in an office, because the people affected are at home and the board answers to them.
The practical answer is fewer percussive hours, more cutting and coring, and honest notice to the immediate neighbours before the noisy days rather than after. It costs a little more in method and saves the stop-work order that follows the third complaint.
Low vibration cutting runs under core drilling and sawing, tile and screed lift under floor removal, and the broader approach follows the commercial demolition pattern for live buildings.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.
Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.
The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.
Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
