On a live plant the demolition is the last and shortest phase. Everything before it is isolation: services locked out and proven dead, tanks and lines drained and cleaned, residues characterised and manifested, and the sequence agreed with whoever holds the process knowledge.
Skip that and you find out what was in a line by cutting into it. We treat decommissioning as its own scope with its own sign-offs, then move to structural steel removal once the building is genuinely inert.
Recoverable steel is weighed and credited rather than absorbed, which on a large frame can move the net cost meaningfully. Where the building predates 1990, the asbestos removal scope is settled first, and slabs and pits are handled under foundation breaking at the end.
