Tested And Contained

Hartford lead paint removal under containment

Old paint tested, removed under controlled conditions and cleared. It matters most where children are present and where demolition or sanding would otherwise turn a stable coating into airborne dust.

Dust Is The Risk

Intact paint is stable; dust is not

Lead paint sitting undisturbed under later coats is generally not the hazard people imagine. What creates the risk is disturbing it: sanding, burning off, dry scraping or knocking a wall down all convert a stable film into fine dust and fume that settles across a building and is very difficult to remove afterwards.

That is why the method matters more than the material. Wet methods, chemical stripping, containment and vacuum extraction keep it controlled; a heat gun and a sander does the opposite. It is also why demolition of a painted structure needs the paint assessed first rather than treated as ordinary rubble.

Where it coincides with other hazards the whole scope runs under abatement, structures come down afterwards under structural demolition, and waste is consigned under disposal and recycling.

How It Runs

Four stages, priced before stage two

  1. Test the coatings

Samples taken and analysed, not guessed.

  2. Contain the area

Sealed, sheeted and extraction set up.

  3. Remove wet

Wet or chemical methods, no dry sanding.

  4. Clean and clear

    Vacuumed, wiped, verified and documented.

Children

Lead paint risk falls hardest on young children

Lead exposure matters far more for small children than for the adults doing the work, because the effects on a developing nervous system happen at much lower doses and are not reversible. Small children also behave in exactly the way that maximises exposure: hands on floors and window sills, then hands in mouths.

So in an occupied family home the controls are not really about the workers, they are about what is left behind on horizontal surfaces after the work finishes. Thorough cleaning and verification matter as much as the removal itself, and it is worth arranging for young children to be elsewhere while the work runs even where that is inconvenient.

Interior finishes are handled under strip-out, other hazards under asbestos removal, and full removals under house demolition.

Intact paint under later coats is generally stable. The hazard is created by disturbing it, which is why the removal method matters more than the presence of the paint.
Those are the two worst methods. Both turn a stable coating into airborne dust or fume that settles across the building and is very hard to clean up afterwards.
Where practical, yes. The effects fall hardest on young children at much lower doses, and small children behave in the way that maximises exposure.
By cleaning to horizontal surfaces and verifying rather than assuming. Wipe sampling gives a result rather than an impression, and it is what we hand over.
Not always. Sometimes encapsulating or overcoating is the better answer and removal is unnecessary. We will say when that applies rather than selling the larger job.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.

Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.

The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.

Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
