What Stays
A strip-out is defined by what stays, not by what goes. Partitions, linings, ceilings, floor coverings, joinery, sanitaryware and the mechanical and plumbing runs behind them all come out. The frame, the slab, the columns, the shear walls and anything carrying a load stay untouched.
Where the two meet is where jobs go wrong, because a partition that looks like a stud wall is occasionally doing structural work nobody recorded. We survey before pricing and mark the line on a drawing you keep, so the scope is a document rather than a conversation.
Anything on the wrong side of that line moves into load-bearing wall removal with its own temporary works. Ceilings come down under ceiling and soffit and finishes lift under floor removal.

Occupied Buildings
Most strip-outs happen in buildings that are still being used, and that changes the method rather than the price alone. Containment barriers seal the work area, negative pressure keeps dust from travelling through the plenum, and the noisy work moves to hours agreed with the building manager rather than whenever suits us.
The parts people underestimate are the shared systems: a ceiling void usually carries somebody else s services, and a riser almost always does. We trace those before the first ceiling tile comes out, because finding them with a cutting tool is how a strip-out becomes an incident report.
Services are capped as part of the sequence, hazardous material is cleared first under abatement, waste leaves through booked windows under debris hauling, and the wider scope sits under interior demolition.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.
Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.
The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.
Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
