Strip-Out Work

Hartford interior demolition back to stud and slab

Walls, ceilings, floors and services taken out so the next fit-out starts from a known condition. Dust is contained, the structure is left intact, and what stays is protected rather than repaired later.

What Gets Protected

The protection plan costs less than the repairs

Most interior jobs go wrong in the things nobody scoped: the lift lobby carpet, the sprinkler heads, the neighbouring tenant complaining about dust on a Tuesday. Protection is cheap when it is planned and expensive when it is a remedial claim.

We hoard to deck rather than to ceiling grid, run negative air so the pressure gradient works for you, and tack-mat every exit. Sprinklers and detection are isolated formally through the building rather than taped over. Where the ceiling comes out, the ceiling and soffit work exposes services that were never on a drawing, so we allow for discovery instead of pretending the as-builts are right.

Anything structural moves to load bearing wall removal with shoring designed first, and pre-1990 buildings settle asbestos removal before a single wall opens.

How It Runs

Four stages, priced before stage two

  1. Survey what stays

Structure, services and finishes that must survive.

  2. Protect and isolate

Hoarding to deck, negative air, alarm isolation, floor cover.

  3. Soft strip

Finishes, partitions and services out in sequence.

  4. Clean handover

Swept to slab and deck, ready for the fit-out trades.

Hartford interior demolition questions, answered

Usually yes. Containment, negative air and booked dock windows are what make it possible, and they are priced in rather than added when a neighbour complains.
Hoarding built to the deck rather than the ceiling grid, filtered negative air so the pressure works inward, and tack mats at every exit. Checked before work starts.
They usually are. We allow for discovery in the programme and flag anything structural or serviced before touching it, rather than cutting first and pricing a variation after.
Licensed trades, coordinated by us. Capping is not demolition work and any contractor telling you otherwise is one you should not use.
Swept to slab and deck with services capped and labelled, unless the contract says otherwise. The handover condition should be written down before the job, not negotiated after.
