Between Tenancies

Hartford tenant improvement demolition between leases

Selective removal in the gap between one tenant leaving and the next arriving. What stays is protected, what goes is documented, and the incoming fit-out starts from a condition everyone has agreed.

Keep Or Remove

Removing too much costs the landlord twice

The temptation between tenancies is to strip everything back to base build because it is simple to specify. It is often the wrong call. Serviceable ceiling grid, a sound raised floor, functioning washrooms and usable partitions all have value to an incoming tenant, and putting them back costs far more than leaving them.

The opposite error is just as expensive: leaving a layout that no incoming tenant will accept, then paying to remove it under time pressure once the lease is signed. We walk the space with the leasing plan in hand and mark keep, remove and decide-later, so the demolition serves the letting strategy.

Full removal runs as an strip out, partial work stays with wall removal and ceiling and soffit, and the same logic applies across commercial demolition.

How It Runs

Four stages, priced before stage two

  1. Walk with the plan

Leasing strategy and the space reviewed together.

  2. Mark and agree

    Keep, remove and decide-later documented.

  3. Selective removal

Only the marked scope out, the rest protected.

  4. Photograph handover

Condition recorded so both parties agree it.

Proving The Condition

Photograph the handover condition on the day

Disputes between landlord, outgoing tenant and incoming tenant almost always come down to what condition the space was in at a particular moment, and almost nobody has the evidence. A photographic record on the day the unit is handed over costs an hour and settles arguments that otherwise run for months.

We photograph the space at handover as standard, including capped services, the state of the slab and deck, and anything that was already damaged before we arrived. Where the incoming fit-out needs more taken out later, that becomes its own scope rather than an argument about what was implied.

Services are capped and labelled to the same discipline used in office demolition, waste is weighed and recorded under disposal and recycling, and any structural change runs through structural demolition.

Not always. Serviceable grid, floors and washrooms have value to an incoming tenant, and putting them back costs far more than leaving them in place.
The leasing strategy should, which is why we walk the space with your agent rather than working from a generic specification.
Yes, photographically at handover as standard. It costs an hour and settles disputes that otherwise run for months.
Often it should. Selective removal makes a space easier to let, and doing it under time pressure after signing costs more.
Capped and labelled at the riser by licensed trades, and recorded, so the incoming fit-out contractor is not tracing them blind.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.

Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.

The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.

Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
