The Trading Calendar
In a shopping centre the demolition is easy and the access is not. Dock slots, service corridor bookings, permitted noise hours and the centre closing at nine all sit on the critical path, and none of them belong to you.
Work that would take four days in an empty unit takes six or seven live, and that is a fact to price rather than a problem to discover in week two. We read the lease and the centre rules before quoting, build the sequence around the windows that actually exist, and hoard to deck so the unit next door keeps trading.
Where the shopfront itself comes out, glazing and the head are treated as structural demolition. Fit-out material leaves through booked slots under debris hauling, and the whole scope sits inside commercial demolition.

Landlord Condition
Most retail leases carry a make-good or reinstatement clause, and it decides how far the strip-out goes. Some want the unit back to base build with services capped at the riser. Some want the original partition layout reinstated.
Some only want the signage and your fixtures gone. Those are very different jobs, and tenants regularly get quotes for one and are held to another when the landlord inspects. We ask for the clause before quoting rather than after, and where it is ambiguous we say so in writing so you can settle it with the landlord while it is still cheap.
Ceilings and services come out under ceiling and soffit, floor finishes and adhesive under floor removal, and where the unit predates 1990 the asbestos removal scope is settled first.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.
Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.
The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.
Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
