What It Costs
Most demolition is priced by area, then adjusted for what is in the building, what the access allows and where the waste goes. Those adjustments are larger than the base rate, which is why quotes differ so widely.
The Base Rate
Published guides put ordinary house demolition in the range of five to ten dollars per square foot, with the wider spread running roughly four to seventeen once unusual sites are included. On that basis a typical two thousand square foot house lands near sixteen thousand, a fifteen hundred foot house near fifteen and a half and a twenty five hundred foot house near twenty one thousand.
Treat those as the shape of the market rather than a quote for your building, because location alone moves the same fifteen hundred square foot house from around six thousand rurally to twenty five thousand in a dense city, where access, hoarding and traffic management do the work.
Structures come down under house demolition or commercial demolition, and haulage is priced under debris hauling.
How It Runs
Area, storeys and construction type.
Asbestos and contamination priced properly.
What plant and lorries can actually reach.
Tonnage out, and what can be reused on site.
The Big Variable
One factor outweighs everything else. A building with significant asbestos in siding, roofing, flooring or insulation costs two to three times more to take down than the same building without it, which lifts the per square foot figure from the usual five to ten into the region of ten to thirty.
That is a bigger swing than doubling the floor area. It is also why a quote produced without a survey is not really a quote, and why the cheapest number is sometimes cheapest because nobody looked. Construction type matters next: wood framing is cheaper to demolish than brick, concrete or steel.
Then access, then what the waste is worth. Survey and clearance run under asbestos removal, recoverable material offsets the price under structural steel removal, and concrete can stay on site under concrete crushing.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.
Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.
The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.
Lot was swept and the debris weighed out with a recycling breakdown. Neighbours never complained once about dust.
