How We Work
Two identical units can need completely different work depending on one paragraph. Back to base build with services capped is a different job from reinstating the original layout, which is different again from removing only your own fit-out.
Tenants regularly price the job they pictured and are then held to the wording at inspection. We ask for the clause before quoting and put our reading of it in writing, so any disagreement with the landlord happens while it is still cheap to resolve.
Fit-out comes out under office fit-out demolition, whole units under retail demolition, and the wider scope under commercial demolition.

In a centre or a managed building the constraint is rarely the work, it is when you are allowed to do it. Dock slots, service corridor bookings, permitted noise hours and the building closing all sit on the critical path and none of them belong to you.
A job that would take four days in an empty unit routinely takes six or seven live, and that is a fact to price rather than discover. We read the building rules before quoting and build the sequence around the windows that actually exist.
Waste leaves through booked slots under debris hauling, ceilings come down under ceiling and soffit, and strip-outs run under strip-out.

They told me on day one that the gas cap would take six weeks, not the demolition. That was the whole schedule and they were right.
Quoted a full removal rather than a partial fill, and explained why the cheaper option would show up on a survey later.
The asbestos survey came back positive on the floor tile. They stopped, abated it, gave me the paperwork, then carried on.
