Survey To Clearance
Survey first, licensed removal under containment, then clearance air testing before anyone goes back in. The documentation is what your permit, your insurer and your building inspector will ask for.
Why It Comes First
Anything built before 1990 can hold asbestos in flooring, pipe wrap, texture coat, roof felt and board. Some jurisdictions require the inspection before a demolition permit is issued at all, and the rest have their own version of the same rule.
Pricing a demolition without knowing is not a discount, it is a variation waiting to happen, usually at the worst moment. We book the survey first, quote the removal as its own line, and only then price the takedown. Removal happens under containment with negative air, and the job is not finished until clearance air testing passes and the paperwork is issued.
Lead paint follows the same discipline under lead paint removal, water-damaged buildings usually need mould remediation in the same visit, and only then does strip out work begin.
