Before You Book

Before you book a Hartford demolition

The four lines worth checking on any quote you are given.

Almost always for a building. Requirements vary by municipality and we file it as part of the job, but the utility disconnections have to be requested by you as the account holder.
Call the utilities. Capping the gas commonly takes weeks and the electricity disconnection is not far behind, and nothing else can start until both are done.
Three to six weeks for a straightforward house, longer for commercial where a notification period and an asbestos survey run first. The demolition itself is the short part.
They help but are rarely essential for a full removal. For anything structural or partial they matter a great deal, and we survey what is actually built rather than trusting them.
You do, as the account holder, because the providers will only take the instruction from the person named on the account. We give you the list, the order to do it in and chase the dates, and we file the demolition permit ourselves.
Yes. That is selective demolition, and the difference is that everything staying up has to be supported before anything comes out. The shoring is designed first and priced as part of the job rather than added once the wall is open.
No. We need access, a contact number and somewhere to put the machine. Most owners come by at the end of the first day to see the change rather than watching the whole job.

Cost And Quotes

What a Hartford demolition costs

A full panel and an undersized service are different problems.

A range, yes, with what would move it. A fixed number without seeing the building is a guess, and on this trade guesses are wrong by a lot.
Usually one surveyed for asbestos and the other did not, or one keeps the salvaged steel while the other credits it back. Ask both questions and the gap usually explains itself.
Hazardous material first, by a wide margin. Then access, then construction type, then where the waste goes. Floor area is only the starting point.
Crushing concrete on site instead of hauling it out and importing fill, and crediting recovered steel back. Both have to be agreed at quote stage.
No, including the survey booking. We would rather walk the structure and give you a real number than send a guess and revise it once the machine is on site.
Ask each contractor to split the number into structure, abatement, disposal and permit. Two quotes that look far apart are usually pricing a different end state, and the demolition cost page sets out what moves each line.
Anything that could not be seen at survey, and if it turns up you get it in writing with what it changes before we carry on. Figures shown are example ranges until the survey is back.

Asbestos And Hazards

Hartford demolition and hazardous material

Four symptoms that are not a scheduling question.

If it was built before the mid nineties, quite possibly, and usually in fewer places than feared. The survey settles it before the price rather than after.
A building with significant asbestos costs two to three times more to demolish than the same building without it. It is the largest single variable in demolition pricing.
No. It is cleared under licensed conditions with an air clearance certificate before demolition starts. Working around it is how fibres end up across a site.
Both are handled the same way: tested, removed under containment and cleared. Lead matters most where young children are present.
The visit is short and the laboratory results usually come back within a few days. We book it in the same week we are engaged so it runs alongside the permit rather than after it.
Crews trained and certified for that work under the regulations that apply locally, not a general demolition gang. Ask for the certification before the quote is accepted, on any job.
After asbestos removal the air inside the containment is sampled and has to come back clean before anyone else goes in. You get that certificate, and structural work does not start without it.

During The Work

While the Hartford demolition is running

The document is the part you keep.

For interior work, usually, with containment and agreed hours. For structural work an engineer decides what has to be empty and when.
Both are managed rather than eliminated. Water suppression, containment and agreed working hours are what make it tolerable, and telling neighbours in advance helps more than anything.
Where work is close to a boundary we assess what is on the other side first and often take a photographic condition survey, so there is a record of what was already cracked.
We stop and tell you in writing with what it changes. Most surprises are hidden services or hazards, and both are worse handled quietly.
Water on the material while the machine is working, not afterwards. It is the single thing neighbours notice most, and it is the reason the hose is running in most of the photographs on this site.
Nothing, because they are already done. Gas, electricity and water are capped and proven before we are allowed to start, which is why the disconnections set the start date rather than our diary.
Two to four days for a detached house once everything is in place. Interior work runs longer per square foot because more of it is done by hand.

Afterwards

After a Hartford demolition finishes

The rate is the same everywhere; the response time is not.

Swept and clear, graded to the level agreed. If your builder needs a formation level to a tolerance, that is grading work and we price it as its own line.
Yes. Weighbridge tickets and transfer notes come to you. Waste from your property stays your legal responsibility after it leaves, so the paperwork belongs with you.
Yes, if agreed at the start. Tonnages are recorded by stream as the job runs; it cannot be reconstructed after the last lorry has gone.
Steel is weighed and credited back. Reclaimable brick, timber and fittings are recovered where there is a market, and we tell you what yours is worth before deciding.
It is cleared, levelled and compacted where the foundation came out, under grading and backfill. Your engineer signs off the bearing, not us, and we give them the fill records.
Then we stop at the slab and you save both the breaking and the backfill. Where it is not being kept, leaving the walls in makes the later excavation harder, so foundation removal is quoted as its own line either way.
It is priced separately under driveway removal, and on a rebuild it usually pays to keep it for site access and take it out at the end rather than doing it twice.
